1. Reservations
Reservations are confirmed upon receipt of payment and a booking confirmation email.The booking guest must be at least 25 years old and is responsible for the conduct of all guests staying at the property.The property has a maximum occupancy of 12 guests, and this must not be exceeded.
2. Payment and Cancellation Policy
Full payment is required at the time of booking unless otherwise agreed.Cancellations:30+ days before check-in: Full refund.14–30 days before check-in: 50% refund.Less than 14 days before check-in: No refund.Special offers and promotions (e.g., discounted or free nights) are non-refundable.
3. Check-In and Check-Out
Check-in: 4:00 PMCheck-out: 10:00 AMEarly check-in or late check-out requests must be pre-approved and may be subject to additional fees.
4. Property Rules
No parties or events are permitted without prior written consent.Quiet hours are from 10:00 PM to 8:00 AM to respect the neighborhood.Smoking is prohibited inside the property. A cleaning fee of $500 will be charged if smoking occurs indoors.Pets are allowed only with prior approval and payment of a pet fee.
5. Amenities
The property includes a heated pool, jacuzzi, putting green, and other amenities for guest use. Guests are responsible for using these facilities safely and appropriately.Children must be supervised at all times around the pool and jacuzzi.Guests are responsible for maintaining cleanliness and ensuring no damage to the property or amenities during their stay.
6. Liability and Damages
Guests are responsible for any damage caused to the property, furniture, or equipment during their stay.A security deposit may be required and will be refunded within 24 hours after check-out, subject to property inspection.The property owner is not liable for any accidents, injuries, or illnesses that occur on the premises, nor for the loss of guests’ personal belongings.
7. Cleaning and Maintenance
The property is cleaned and prepared before guest arrival.Guests must leave the property in a reasonably tidy condition. Excessive cleaning will result in additional charges.Any maintenance issues should be reported promptly. Efforts will be made to address issues in a timely manner, but no refunds will be issued for temporary outages of utilities or amenities.
8. Special Offers
Offers like “50% off the 4th night” or “7th night free” apply only to direct bookings made through our website or by contacting us directly.Offers cannot be combined with other promotions or discounts.All offers are subject to availability and may change without notice.
9. Local Laws and Compliance
Guests must comply with all local Scottsdale laws and regulations during their stay.Unauthorized parties, excessive noise, or violations of local ordinances may result in immediate eviction without a refund.
10. Privacy
Guest information collected during the booking process is used solely for reservation purposes and is not shared with third parties unless required by law.
11. Force Majeure
Desert Gem AZ is not liable for cancellations or interruptions caused by events beyond our control, including but not limited to natural disasters, pandemics, or government restrictions.
12. Governing Law
These terms and conditions are governed by the laws of the State of Arizona. Any disputes arising from the use of the property will be resolved in the courts of Arizona.
